One of the great things about the US is the wide range of options for those looking to find a permanent home. Whether renting or purchasing, all 50 states offer options for every budget - and the cost of living differs significantly from one place to the next.

Much of the country has garnered a reputation for being overpriced and unlivable, but that's simply not the case. As of 2020, there are towns and cities in many states that allow for a low-cost living... although some of them might not be what a person would expect.

Buffalo, New York

A true college town, Buffalo isn't always the first city people think of when they think of affordable living. However, the cost of housing in this city is far lower than many in the surrounding area, especially for New York. While upstate is relatively affordable, to begin with, Buffalo also offers lower commute times and access to plenty of entertainment and social options for adults. This city has also been voted one of the best for its public school systems as well, making it a good family option as well.

Omaha, Nebraska

Surprisingly, Nebraska has a much younger population than other affordable states, especially Omaha. Roughly one-third of its residents are around 24-years-old, making it an up and coming place as well as an affordable one. This city is also home to more job opportunities than others since potential residents won't need to travel far in order to find one of five major companies. The income to cost of living wages are at a great ratio as well - many make more than their means.

Memphis, Tennessee

Not only is Memphis an awesome place to visit, but it's also an affordable place to live, too. This music-fueled city is perfect for those who love entertainment, nightlife, and great food - the cost of living is just an added perk. Living in this fun city is roughly 14% lower than most, and that is partly due to Tennessee's low taxes. This is also one of the few locations where residents are able to live within city limits as opposed to just outside of them.

Colorado Springs, Colorado

Colorado is a great and very progressive state for the younger crowd, but Colorado Springs seemingly has it all. Residents are able to take advantage of the state's gorgeous natural parks and abundant recreation, making it one of the most physically fit states in the country. This city is just as active during the summer months as it is during the winter, paving the way for year-round activities, which are affordable due to its low cost of living. It's also incredibly pet-friendly, improving the overall quality of life for just about everyone.

Las Vegas, Nevada

Most surprisingly on this list is Las Vegas. It's hard to believe that a vacation destination that can be so costly is actually so affordable for those who want to live there full-time. Many of the things that normally drive the cost of living up - groceries, utilities, and even public transportation - are far lower in this city than anywhere else in the country. It goes without saying that there's plenty to do in this city and the good news is with all the money people save by living here, those things become increasingly affordable.
